Built within a designated World Heritage site, Villa 1531 is a low impact house which draws almost all of its energy from its environment. Since there is no “grid” in the reserve, solar, wind, and rain create the energy needed to provide guests modern conveniences while still being immersed in nature.

- A mandatory damage deposit of $2,000 USD applies
- A villa service charge of 5% is required prior to check- in

- There is an entrance fee to the Biosphere Reserve of Sian Kaan that is not included in the rate. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash
- Alcoholic beverages are not included on the rental fee
- Check-in 3pm, check-out 11am

- No pets
- Violation of smoking policy will result in a $500 USD per day cleaning fee
- Events welcome, *Maximum 35 guests, please enquire direct for a quote
- Strictly quiet hours in the community after 10pm (no loud music allowed). Penalties for noncompliance may apply.
- Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life.
- This villa is located within a national park and accessed via a dirt road, which varies in condition depending on the season. Four wheel drive vehicles are required.
- Please be aware that, due to warming weather and fluctuating ocean currents, the Riviera Maya may experience the presence of naturally occurring seaweed during the hotter months of the year
