Terms and Conditions

• Baby cot rental : NZD$ 180.00 per cot per stay (up to 6 nights)
• Cleaning fee : NZD$ 1,180.00 per booking
• Departure cleaning is included. Excessive cleaning may incur additional charges; Stays of 7 nights or more may include one complimentary mid-stay service, subject to availability; Additional cleaning services are available on request for an additional fee.
• Security Bond: NZD$ 2,000.00 per stay (Held via pre-authorisation and refunded (less any deductions for damages, breakages, or excessive cleaning) within 5-10 business days after departure)
• Check in time: From 3.00 PM (confirmed prior to arrival); Early check-ins or late check-outs must be pre-approved and may incur additional fees
• Check out time: By 10:00 (strictly); Late departure without prior approval will incur a charge equal to one night’s accommodation.
• Properties are for residential use only by the number of guests declared at booking.
• Quiet hours: 10:00 PM - 7:00 AM.
• Parties and events are strictly prohibited. Breach will result in immediate eviction, forfeiture of rent, and a minimum penalty of $500.
• The primary guest and any additional guests must be 21 years or older, unless accompanied by a suitable parent or guardian.
• Pets: Not permitted unless authorised in writing. Unapproved pets will incur a $500 fee plus cleaning charges.
• Smoking, vaping, and cooking odorous foods are prohibited on the property. Cleaning and/or repainting costs will be charged if odour is detected, with a minimum penalty of $500.
• Guests must report any damage or breakages immediately
• Please note that only regular sized vehicles are allowed to access the gated community, all people movers vehicles (Vans) and heavy vehicles are prohibited.
