6-Bed Private Luxury Riverside Villa, Chiang Mai
Built on private land right next to the Ping river, our fully staffed villa can accommodate a maximum of 14 guests and consists of four bedrooms in the main house, two poolside bedrooms, a large comfortable lounge, indoor and outdoor dining areas, guest kitchen, private gym, large swimming pool, kids pool, jacuzzi and a huge sala.

Our villa features spacious and elegantly designed lanna style bedrooms, all en-suite and air conditioned, ensuring a comfortable and restful stay for all our guests. Four bedrooms are in the main house (three upstairs, one downstairs), and two annexe bedrooms have views of the surrounding gardens or pool area
Lush Gardens & Large Pool
The lounge and outside covered searting area overlooks the large pool and lush tropical gardens all around. The pool is 12m x 6m and has a shallow area for children to play safely.
Lounge & Seating Areas
On the ground floor, we have our main lounge with luxurious sofas, set around beautiful ornaments and decorations, making for a comfortable and relaxing atmosphere. The villa is perfect for entertaining guests or simply enjoying a quiet evening with family and friends. We also have a separate TV lounge.
Fitness, Private Gym
The private gym is fully equipped with modern exercise equipment, including a treadmill, stationary bike, free weights, and much more including a shower and changing area. Whether you want to maintain your fitness routine or just enjoy a quick workout during your stay, our gym provides a convenient space to do so.

Our chef prepares breakfast each day. Lunch and/or evening dinner is not included because it's not always possible. 2 or 3 meals a day may be possible - all you need to do is discuss this requirement with our reservations staff at the time of booking, to see if your requests can be met. Breakfast service begins at 8:00am.
If you require up to 2 meals per day (for example, breakfast and dinner) there is no additional chef fee. You just pay the grocery bill + 20% service. However, if you require up to 3 meals per day (breakfast, lunch, and dinner), you pay an additional 500 THB per/day on top of the groceries and 20% service charge.
Guest Ages & Infants
We define guests as :
- Infants, under 3yrs old
- Children, 3yrs or older
- Adults, 18yrs or older
We allow up to 2 infants for free. Any more than that and an Extra Guest fee applies.
Over 12 Guests
Additional costs will apply for groups of more than 12 guests. We do have a spare (7th) bedroom and we also have a limited amount of spare bedding. Please ask for details!

Airport Transfers
Airport transfers will be arranged for you, at your cost, unless you're making your own plans. Large groups may need an additional vehicle if luggage cannot fit into the minivan provided, which is a guest cost paid direct to the additional driver.
